A Sample of our Property Management Services include:

 1.   Monthly payment and processing of bills (Master Association dues, trash service, landscaping, Xcel Energy, repairs and maintenance vendors, etc.)

 2.   Collection of dues from homeowners / collection and follow up on delinquencies.

 3.   Preparation of annual budget and guidance on dues setting to the Board.

 4.   Monthly preparation and distribution of financial statements ( P&L Detail, Balance Sheet, P&L Budget vs Actual, Bank Statements, Bank Statement Reconciliations.)  Relevant suggestions around cost reduction and expense management.

 5.   Contract administration, negotiation and management (trash, landscaping, and other projects as needed.)

 6.   Arrange with vendors your insurance coverage, tax preparation and legal counsel for all pertinent HOA matters.

 7.   Cooperate with Sellers regarding title company requests for status letter, CCRs

 8.   Identify needed maintenance and capital improvement projects.

 9.   Project Management – for special projects such as fence replacement, tree removal, sprinkler repair, etc. (additional fee as agreed.)

 10.   Attendance and participation in Board meetings and ad hoc meetings as required.

 11.   Attendance and participation at HOA annual meeting.

 12.   Enforcement of HOA covenants (walk through neighborhood to spot violations, issuing letters,    following up, issuing fines if necessary, response to neighbor complaints about possible violations, etc.)

 13.   Advising Board of policy or legislative changes that impact covenant enforcement or HOA structure.

 14.   Consistent communication and updates with the Board via e‐mail and phone.

 15.   Responding to neighborhood questions and/or complaints.

 16.   Review and revise CCRs (or other documents) for consistency and relevancy in cooperation with the Board (additional fee as agreed)

 17.   Advise Board on all HOA issues.

 18.   Manage online document management of HOA docs.
